Imagine two investor-CPAs strategizing with you every month, your books handled and the big decisions made together. What to keep, when to refinance, whether the next deal works, how to grow without guessing. Stop worrying about the numbers. We handle that, so you can focus on growth, and on the freedom you built this for.
By application only. For investors with 10+ units and $150K+ in annual gross rents. We take 10 clients. On purpose.
Most fractional CFOs have never signed for a rental. Most real estate coaches cannot read a balance sheet. We are two CPAs who own rentals ourselves, and we run your numbers through software we built for investors. Nobody else does all three.
The money comes in. The bills go out. And the one question that decides your next five years, you are answering it on a gut feeling, because nobody is doing the CFO work. You have QuickBooks. You have a bookkeeper, or software that half works. You still cannot answer these.
Here is the part nobody says out loud. One wrong call on a single property, holding the one you should have sold, or passing on the refinance that would have funded your next deal, can cost you more in a year than a CFO costs in five. That is the real price of flying blind. It just does not show up on a statement.
Here's the part that matters. When the people strategizing with you are the same people who did the books, the numbers are clean, comparable, and actually yours. That is not a bookkeeper on one side and a CFO on the other, hoping they line up. It is one team doing both, so you focus on growth while your portfolio actually moves toward your goals. Your tax CPA still handles your filing, same as always. Because freedom is the whole point.
A fractional CFO only pays off at a certain scale. We would rather tell you that up front than take your money and disappoint you. Here is who this actually fits:
All three are required. Not there yet? That is honest, and it is okay. Our bookkeeping and à la carte services below work at any portfolio size, and most retainer clients started there first.
Hi, I'm Kat.
I have been in real estate since 2011, when I started in property management and fell in love with real estate. I worked as a regional operations manager, training property managers across the state. Then I became a CPA and spent 2 years at PwC, one of the Big 4 accounting firms, auditing REITs and property management companies, before I was called back to start up a property management company for an investor.
As an investor, I built my portfolio buying distressed properties in working class neighborhoods, renovating them, and stabilizing them into long term cash flowing rentals. BRRRs, new construction, short and mid term rentals... I have run them all, managing the rehabs, the budgets, and the contractors myself. I even ran my own property management company for two years, so I know this business from the operator's seat, not just the spreadsheet. My specialty is helping investors simplify their numbers and their decision making, without the overwhelm.
I also run an educational program through Beyond Just Numbers, where I teach investors the money side of real estate. Explaining numbers in plain English is a passion of mine, and it is what I do every day.
I work alongside my husband, Ryan Langevin, who is also a CPA. Ryan was at PwC too, auditing publicly traded companies and banks. Today he runs the financial operations on our own portfolio every single month. So when we look at your numbers, we are running them through the same process ours already go through.
Here's the thing. I have seen rental numbers from every side... the auditor's side, the property manager's side, and the owner's side. Most CFOs have seen one. We have lived all three.

"Two investor-CPAs, real CFO decisions, and our own software underneath. No competitor has all three."
A full-time real estate CFO runs $150,000 or more a year, and most have never done a deal. Here is the same work, done by two investor-CPAs, for the hours you actually need. Each piece below removes one specific thing off your plate.
Every property ranked by performance. Sort by cash flow, cap rate, debt coverage, or return.
You do not become a bookkeeper. You do not learn to be a CFO. Four steps, and then you have one in your corner every month.
Honest note on timing: month one is getting set up and making sure your numbers are right. The full monthly CFO rhythm is real by month two. But by your very first strategy call, you will already know which property is your weakest link and what to do about it. That is the first piece of your head you get back. We would rather tell you that than promise you magic on day one.
Simple, transparent pricing that scales gently with the size of your portfolio. No tiers to decode, no per-unit math to chase.
What you pay scales gently with the size of your portfolio. We walk you through exactly where you land on your portfolio call, no surprises and no pressure.
Set against a full-time CFO, this is a rounding error. Set against one bad keep-or-sell call, it pays for itself in a single decision. And set against what the rentals are actually for, it is the price of getting there on purpose.
On the retainer, bookkeeping is included. Our team does the books, we review them as CPAs, and everything runs on one standardized system built for rentals. Not ready for the retainer? You can still hand off your books. Two different ways we can help, and they are not the same thing:
For investors not on the CFO retainer. Retainer clients already have bookkeeping included.
No ongoing commitment. Joining the retainer behind on your books? Catch-up is your onboarding ramp: we get you current first, then the monthly rhythm starts.
Accounts payable and bill pay available as an optional add-on, quoted by volume.
Not at 10 units and $150K yet, or just not ready to commit monthly? These standalone services deliver real CFO value with no ongoing commitment. Most retainer clients started right here.
$750 up to 5 properties. $1,000 for 6 to 15 properties.
Seasonal, January through March. You keep your own CPA for filing.
Quoted after a short consultation, typically $1,000 to $2,500 by portfolio size and data quality.
Analyzing a deal. Running a refinance scenario. Talking through a keep-or-sell call. Book a prepaid one-hour session, bring your questions, and leave with answers grounded in real numbers.
Book a Session →Work with us for your first full month. Show up for your onboarding and your first strategy call, and give us the numbers to work with. If by your second billing date you do not feel more in control of your portfolio, clearer on your next move, and lighter carrying the whole thing than the day you started, tell us. We will make it right, or refund your first month in full.
No hoops. No hard feelings. The risk is ours to earn away, not yours to carry.
The onboarding fee covers real setup hours, so that piece is non-refundable. But the month of CFO work is on us if we did not deliver. That is fair to you and honest from us.
This is not a marketing gimmick. It is a real limit. The work is done by hand, and it only stays this good if the roster stays this small. When we are full, we are full, and new applicants go on a waitlist until a spot opens.
We would rather serve ten investors exceptionally well than a hundred just okay. If a spot is open, the honest move is to apply before someone else takes it.
Founding rate spots open: 3 of 3That is what this service is built for.
Understanding your numbers is how you get there. So every month we keep them current, strategize with you, and show you plainly whether the portfolio is moving you toward the life you built it for. You focus on growth. We handle the numbers. Not a feeling, a number you can watch move. The application takes two minutes.
